Real estate investing requires a mindset shift from “debt is always bad” to “some debt can be used as leverage.” Good debt helps you acquire an asset that can produce income or grow in value. Bad debt drains your income without building long-term value.

You do not need to buy a property tomorrow. Investing in real estate does take some learning and planning, but you don't have to wait until you know it all and have the perfect plan.

Pick a strategy that is accessible and doable for you now or within the year and go for it.

Start with education. Run practice deal analyses. Talk to a lender. Tour properties. Learn your local market. Join a community. Ask questions.
